Letterpress copy book of outgoing letters (1869 Feb. 22-1874 Apr. 15; 449 p. plus 9 p. index to addressees); abstract of title entries without names of property owners (1857-1866; 54 p.) for land in Townships 35-42 and for other property in and around Chicago; the first certificate of title issued under the Torrens law (1896 Feb. 10); journal, ledger, order book, daybook, cash and journal, and other account books of three real estate abstract firms: Chase Brothers, Chase Brothers & Company, and Chase & Adams (Chicago, Ill.); letters (ca. 1855-1874, ca. 30 items) from Horace G. Chase, Samuel B. Chase, and Charles C. Chase in Chicago to their father Horace Chase, in New Hampshire; small scrapbook (disassembled) of tickets, receipts, envelopes, and announcements that probably belonged to Charles C. Chase; and other miscellaneous items. The outgoing letters from Chase to his clients discuss his services as a real estate and loan broker; the most frequent addressee was William Rickcords. Letters from the sons in Chicago to their father in New Hampshire discuss their business, travels, health, severity of winter and high living costs (1855 Feb. 25), 1860 business conditions in Chicago and raising of the grade on Lake Street, municipal election and the Republican convention (1860 March 18, 8 p.), efforts to save their business records during the fire of 1871 and negotiations to sell the surviving abstracts of title to the Cook County Recorder of Deeds (1871 Dec. 10, 12 p.). Includes the first certificate of title (no. 1) issued by the Cook County Registrar's office under the Torrens law, Samuel B. Chase, Recorder. Issued to Louis A. Seeberger, owner of a lot in Riverside, Illinois (1896 Feb. 10, 1 p. with embossed seal).

Horace Gair Chase was born in Hopkinton, New Hampshire, July 9, 1827, one of three sons of probate judge Horace and Betsy (Blanchard) Chase. His mother died when he was young and his father remarried in June, 1844. At age sixteen he was apprenticed to the mathematical and nautical instrument store of Samuel S.
